  • How long does a home inspection take?
A typical inspection should take 3 to 4 hours to complete. This can vary, given the age, condition and size of the home, the accessibility of mechanical systems, and so on.
  • What different services do you provide?
Check out the services we offer here!
  • What all do you inspect?
We inspect the major systems of the house, including the roof, exterior, structure, electrical, heating, cooling, plumbing, insulation, and interior. We also test all standard appliances. Our goal is to identify any existing major problems so a potential buyer can make an informed decision.
  • How much does an inspection cost?
The typical fee for an inspection is based on the square footage and age of the home, and we tend to run about 15% lower than the surrounding competition. However, some factors will affect the fee, such as an inspection outside of our typical service area. Remember, you are considering a major purchase and your choice of home inspector should be based on getting the best value, not just the lowest price. Contact us for a quick, free quote.
  • What payment methods do you accept?
We are very flexible and currently accept cash, check, or electronic payment methods such as Venmo.
  • What is included in the fee?
The fee includes a complete home inspection conducted by a professional, licensed, home inspector and a comprehensive, written home inspection report with pictures delivered to you electronically.
  • Can I follow along?
Absolutely! We encourage you to attend. The inspection is a valuable learning experience for most home buyers.
  • Do I have to take notes?
While you are more than welcome to, you don't have to take notes during the inspection. We will document everything in a written report complete with pictures and explanations. You can view a sample report here.
  • Can I ask questions?
Definitely! In fact, we encourage it! You can ask any questions that you have regarding the home. If our comments or explanations are not totally clear, please let us know. Please understand that this is your report and we will attempt to make it as clear as possible.
  • What should I wear?
You should dress comfortably and be prepared to spend roughly 3 to 4 hours walking through the home with the inspector. You won't have to climb on the roof, enter a crawlspace, or go into the attic, so your clothes won't get dirty.
  • Can I bring my children to the inspection?
It is recommended that you not bring your family; this is a technical evaluation, and you should be able to focus on the inspector's comments - the fewer distractions, the better.
  • Do I get a written report? When?
Yes, you receive a written report electronically. The report includes a summary of the condition of the home and details on all the major systems of the home. It is prepared and sent within 24 hours of the inspection. You can view a sample report here.
  • If it's really bad, will you tell us not to buy the house?"
No. Our goal is to report on the condition of the house, indicating potential repairs. Ultimately, it is your decision whether you buy the house. The home inspection is very important but it is only one piece of the puzzle. Only you know all of the factors at play.
  • Do you offer a warranty on the house?
No. A home inspection is a professional opinion based on less-than-complete information. Some issues can only be discovered by living in a house, not during the few hours of a home inspection. For example, some roofs and basements only leak when specific weather conditions exist. Some issues will only be discovered when carpets are lifted, furniture is moved or finishes are removed. We cannot, and do not, lift carpet, move furniture or remove finishes during the inspection.
  • What are your inspectors' qualifications?
See "About Us" on the menu bar. We are hired for our excellent communication skills and hands-on experience. Our knowledge and experience are reinforced by the inspections we perform every year. We keep our skills current with continuing education programs through the ASHI program.
  • How many days notice do I need to give you?
We are ready to serve you quickly. However, when the sale of a home is conditional on the results of a home inspection, we recommend that you allow at least 24 hours notice to schedule a home inspection. We will do our best to work with your schedule and our current work load.
